Selling your home: More strategy than ‘magic’

You might think that selling your home is easy – just put a sign in your yard, an ad on the internet, and the buyers will appear!

A good Realtor makes it look that easy…yet a good Realtor has many years of experience to back up that magic. In a Sellers’ Market, sometimes the buyers do “just appear”. But, there is so much more to selling your home than simply putting  a sign in the yard and waiting for the magic to happen.

In fact, I actually remember the time when I was in the 5th grade, my parents did exactly that.  After about 6 weeks of waiting for a buyer to appear, they finally gave in and hired a Realtor. In just one week, our home was under contract and we moved to a bigger house not long after.


This is what I will do to help you sell your property, making it as easy and stress-free as possible:

  1. I  will first consult with you about what you’ll need to do to get your home ready for the market. How to display your home so that it will look appealing to as many buyers as possible. What items you should keep, what you should hide away (maybe donate?), how you may need to re-arrange some furniture, and how to make your home sparkle.
  2. Help you decide how to price your property to sell. Deciding how to price your home takes some strategizing. Is it a Buyers market or a Sellers’ market?  What do the recent sales look like and who is your current competition on the market? Having been a Realtor for over 20 years, I’ve seen both Buyers’ markets and Sellers’ markets and everything in between. I understand the market factors and what the best price for your property should be to maximize your profit and minimize your time on the market.
  3. These days, it goes without saying that internet marketing is where you will get the highest number of opportunities for your home to be seen.  Professional photography is a must! This is how prospective buyers will be first introduced to your home. No matter what price point your home is in, I always use the best professional photographer who knows how to make your home stand out in photos. If called for, we may also use video or drone shots as well.If you’ve already moved out and the home is empty, I can even have your home “virtually staged” so that it has furniture in the photos and buyers can picture the home as it might look if they were living in it.
  4. Once your home is staged, photographed, and ready for the public to be introduced to it, I  still have a lot of behind the scenes work to be done. I’ll obtain your tax information, deed information, septic design, zoning restrictions, neighborhood covenants, road agreements. In short, I’ll research everything a buyer will need to know about the property.
  5. When showing your property to prospective buyers, I will be enthusiastic about pointing out all the distinct features of your home that make it stand out from your neighbors’. I know the neighborhoods, the schools, the things to do in the area.
  6. As a Certified Negotiations Expert (CNE), I have experience and expertise in negotiating in order to get you the best price and terms possible. Once your home is Under Contract with a buyer, I’ll also help you navigate the transaction’s closing process, from the home inspections, financing deadlines, any title issues that may arise, and finally get you to the closing table with as little hassle as possible.
In my Real Estate career of not quite 23 years, I’ve done all of these things, and I have learned over the years from both my successes and my mistakes.
